As the buyers agent: she was on top of sending my husband and I potential homes (including the one we eventually settled on) and was proactive in providing disclosures. She never hesitated in offering second and third tours for a home to help you make a decision on whether you wanted to put an offer. She was also proactive in reaching out to the seller’s agent to find out what price the seller really wanted and to introduce us as potential buyers.
She negotiated hard for us to get us into contract to successfully on the first house we made an offer on and navigated what ended up being a complicated close. I am 100% certain we wouldn’t have gotten into contract for this particular home if it wasn’t for Christy.
As the seller’s agent: let me start that the house got 27 offers and sold for almost 200k above asking.
She was upfront with the value of the house and what we should do to help the house sell for its maximum value. For example, we had already renovated the kitchen and bathrooms but she also suggested replacing the carpet, hardwoods, lighting fixtures and door handles for what buyers expect now. (And truth be told, the carpet, hardwoods, and lighting fixtures were dated). In the end we spent about 9k on additional renovations and we more than made up that cost in the sale price of the house.
She project managed all the work for our house, from the cleaning, paint touch ups, flooring work and lighting install. We moved out of the house Dec 23rd and she literally had the flooring guys in the house Dec 24th demoing our old floors. All we had to do was approve the work and cut the checks.
In the end, the house received 27 offers and went into contract only 6 days after listing. A lot of this was due to the listing strategy. She was frank with whether or not preemptive offers were fair value for the home and ultimately, we sold for almost 200k above asking.
